Why mold shows up in Columbia
Columbia is one of the country’s signature planned communities, and much of its housing dates to the development era of the 1960s through 1980s — split-levels, contemporaries, and homes set among the mature trees and wooded lots the community is known for. That era of construction and that leafy, humid setting create their own moisture and air-quality considerations.
Wooded, shaded lots hold moisture against foundations and rooflines, finished basements and lower levels trap humidity, and homes of this age often have original or aging HVAC, windows, and grading that struggle with humid Mid-Atlantic summers. A damp lower level quietly feeds musty odor and mold into the home above, and finished lower levels hide it well.

Every air sample comes with an outdoor control
Indoor spore counts cannot be meaningfully interpreted without a contemporaneous outdoor control, because indoor spore populations derive substantially from outdoor air. A report showing indoor counts with no outdoor reference is not defensible. Many firms skip it on screening work to save a sample. We do not, and we never have.
