Six common flood sources — and the one thing they all share
Most homeowners think "flood" means a hurricane or river overflow. The truth is, the most damaging floods often come from inside the house. Here are the six scenarios we encounter most often — and they all create the same downstream problem: trapped moisture inside walls, floors, and HVAC systems.
Heavy Rain & Storm Surge
Tropical storms, nor'easters, and slow-moving rainstorms can overwhelm gutters, foundations, and sump pumps in hours.
Plumbing Failures
Burst pipes, slow leaks behind walls, dishwasher and washing-machine line failures, water heater ruptures — often the #1 cause of "indoor floods."
Failed Sump Pumps
Power loss during storms, mechanical failure, or just age. A basement can take on inches of water in under an hour without a working sump.
Sewage & Drain Backflow
The most hazardous flood type. Contains pathogens, bacteria, and biological waste. Requires specialized cleanup beyond standard flooding protocols.
Slow Hidden Leaks
The most insidious. A pinhole leak inside a wall for 6 months can produce more mold damage than a 1-day flood event — because nobody notices.
Foundation & Grading Issues
Improper landscape grading, clogged exterior drains, or foundation cracks allow groundwater to seep in during normal rainfall — year after year.

The decisions you make in the first 48 hours after water enters your home determine whether you have a quick cleanup or a year-long remediation project. Here's the framework.
PREVENT
Before water ever enters
- Test your sump pump quarterly. Pour a bucket of water in. If it doesn't trigger, replace before storm season.
- Install a battery backup or water-powered sump. Storms knock out power — that's when sumps are needed most.
- Clean gutters and downspouts. Extend downspouts at least 6 feet from the foundation.
- Install water-leak sensors. Under sinks, behind toilets, near water heaters and washers. Cheap insurance.
- Replace washing machine hoses every 5 years. Burst rubber hoses cause more home floods than any other plumbing failure.
- Get a backflow preventer. Stops sewage from coming up through floor drains during heavy rain.
- Know your main water shut-off. Show every adult in the house. Mark it with a tag.
- Review flood insurance. Homeowners policies do NOT cover flooding. NFIP has a 30-day waiting period.
RESPOND
The first 24 hours
- Stop the water source. Shut off mains, plumbing valves, or roof tarps as appropriate — if safe to do so.
- Cut electricity to affected areas. Never enter standing water with live circuits nearby. If unsure, call an electrician.
- Document EVERYTHING. Photos and video of every affected area, every damaged item, every water line on every wall.
- Call your insurance immediately. Document the claim number, the adjuster's name, and the date. Don't wait.
- Extract standing water. Wet vacs, pumps, mops. Every hour matters. Don't wait for restoration crews if you can start now.
- Wear PPE. N95 mask, rubber boots, gloves, eye protection. Floodwater contamination is real and often invisible.
- Remove wet contents. Furniture, rugs, electronics, anything that absorbs water. Move outside or to dry rooms to inventory.
- Don't use bleach as your only treatment. Bleach kills surface mold but doesn't remove spores or mycotoxins — and won't address moisture trapped in materials.
RECOVER
Days 2 through 30
- Dry aggressively. Industrial dehumidifiers, air movers, open windows when humidity allows. Target: under 50% indoor RH within 72 hours.
- Cut out wet drywall. Remove 12 inches above the highest water line. Drywall that stayed wet over 48 hours will harbor mold.
- Remove saturated insulation. Fiberglass and cellulose insulation that gets wet can NEVER fully dry. It must be replaced.
- Test — don't assume. "Looks dry" and "is dry" are different. Use a moisture meter at depth before closing walls back up.
- Inspect HVAC. If your air handler or ductwork was anywhere near the flood, it spreads contamination through the whole home.

Not all floodwater is the same.
The industry classifies water damage into three categories. Knowing which category you're dealing with determines whether DIY cleanup is safe — or whether you need a professional with proper containment.
Clean Water
From a sanitary source — a broken supply line, sink overflow with no contaminants, or appliance malfunction with clean water.
Contaminated
Significant contamination, may cause illness if ingested. Dishwasher or washing-machine overflow, aquarium leaks, water from a Category 1 source that has sat > 24 hours.
Grossly Contaminated
Sewage backups, river or seawater flooding, water from a Category 2 source that has sat > 48 hours. Contains pathogens, bacteria, and toxins.
