The basics
What's included in an AMOLDBUSTER mold inspection? +
A full walkthrough of the areas you're concerned about, moisture mapping with meters and often thermal imaging, a look at the conditions that let mold grow in the first place, and targeted air or surface sampling sent to an independent accredited lab when testing is warranted. You receive a written report that explains what we found, what it means, and a clear, prioritized plan of what to address — in plain language, not a checklist.
Do you remove the mold you find? +
No — never. AMOLDBUSTER inspects and advises only. We do not perform remediation, we do not sell remediation, and we never will. That separation is the whole point: because we don't profit from the cleanup, we have no reason to over-call a problem or steer you toward a bigger job. Our only product is an honest answer.
Do you take referral fees or kickbacks from remediation companies? +
No — not ever. We accept no referral fees, no commissions, and no kickbacks from any remediation or contracting company. If we suggest you get work done, it's because the evidence supports it — not because someone pays us for the introduction.
What's the difference between a mold inspection and mold testing? +
An inspection is the investigation — finding the moisture source and the conditions driving growth. Testing is one tool used inside that investigation, sampling air or surfaces to confirm and characterize what's present. Testing without a proper inspection often produces numbers with no context. We lead with the inspection and test only where it actually answers a question.
Is mold always visible? Do I need testing if I can't see anything? +
Not at all. Some of the most significant growth hides inside wall cavities, under flooring, above ceilings, or in HVAC systems, and can affect air quality while staying completely out of sight. If you have a persistent musty odor, a history of water intrusion, or unexplained symptoms that ease when you leave the building, an assessment is worthwhile even with nothing visible.

Yes — this is the work we're built for. We routinely assess homes for people whose health is tied directly to their indoor environment, using protocols aligned with the functional-medicine and biotoxin community. We don't diagnose illness — that's your physician's role — but we give you and your practitioner a rigorous picture of the space.
Can mold really make me sick? +
For many people, damp and mold-affected indoor environments are associated with respiratory irritation, worsened asthma and allergy symptoms, and other reactions — and a subset of people are far more sensitive than the general population. Individual response varies and the science is still developing, so we stay evidence-based: we characterize the environment accurately and leave medical conclusions to your healthcare provider.
What is a biotoxin or mycotoxin assessment, and how is it different from a standard mold test? +
A standard test tells you whether mold spores are elevated. A biotoxin-focused assessment goes further — considering mycotoxins, bacterial and moisture markers, and the building conditions most relevant to sensitized and CIRS clients. It's a deeper, more targeted look for people who can't rely on “the numbers look normal” when their body says otherwise.
Do you diagnose mold-related illness? +
No. AMOLDBUSTER is an environmental assessment service, not a medical provider. We determine what's happening in your building; your physician or qualified practitioner interprets what it means for your health. The two work best together, and we're glad to give your provider the detailed environmental data they need.
Second opinions & clearance testing
What is post-remediation verification, and do I need it? +
Post-remediation verification — sometimes called clearance testing — is an independent check performed after remediation to confirm the work actually succeeded and the area is safe to reoccupy. Because we never do the remediation ourselves, our verification carries no conflict of interest. Can you review or explain results from another company's testing? +
Yes. You can bring us a report from any inspector, lab, or remediation company and we'll explain what it actually says, what's missing, and whether the conclusions hold up. Independent interpretation is part of what we do — and because we're not selling you a follow-up job, our read is unbiased.
My remediator offered a free test. Why pay for an independent one? +
A “free” test from the company hoping to sell you the cleanup has a built-in conflict: the more they find, the more they earn. That doesn't make them dishonest, but it does mean their incentive and yours aren't aligned. An independent inspection has one job — to tell you the truth — and it often saves far more than it costs by right-sizing the actual scope of work.

Do you offer virtual or remote consultations? +
Yes. We consult with clients nationwide by video and guided sampling, which is ideal if you're outside our on-site region or want expert eyes quickly. Remote consultations come in set tiers so you can pick the depth that fits your situation.
What areas do you serve? +
On-site across Maryland, Washington DC, Virginia, and West Virginia, with additional coverage in nearby Pennsylvania and Delaware. Wherever we can't reach in person, our virtual consultations are available nationwide.
How do I book, and how soon can you come out? +

What kinds of properties do you inspect? +
Homes of every size, plus commercial and institutional spaces such as offices, clinics, schools, and multi-unit buildings. If it's an indoor environment and someone's health or liability depends on it, we can assess it.
How should I prepare for the inspection? +
Very little is required. It helps if you can share any history of leaks or water damage, note the rooms where symptoms or odors are worst, and give us access to basements, crawl spaces, and attics. Otherwise, leave things as they normally are; we want to see the space as you live in it.
What will I receive after the inspection? +
A clear written report: what we inspected, what we found, any lab results with plain-English interpretation, and a prioritized action plan. It's written to be understood by you and usable by your physician, attorney, or a remediation contractor of your choosing.
