A mold or water problem gets found, and suddenly you're handed a remediation proposal with a number on it. The contractor is the expert in the room. They tell you how bad it is, what needs to be torn out, what it will cost — and when it's finished, they're the ones who tell you it's finished. You're expected to trust all of that, on the most stressful and expensive day your building may ever have.
Here's what most owners never realize: you're allowed to bring your own expert. Not to do the work — to watch it, on your behalf. That person is called an owner's representative, and on remediation jobs almost nobody knows they can hire one.
Why shouldn't the same company scope, remediate, and clear the job?
Because that stacks three conflicts of interest on top of each other. The more they find, the more they remediate. The more they remediate, the more they bill. And then the same company decides whether their own work passed. None of that means a contractor is dishonest — good ones are everywhere — but it does mean nobody in the process is working purely for you. That's the gap an independent overseer fills.

Can I hire someone independent to oversee my remediation?
Yes — and for a large or health-sensitive job, it's one of the smartest dollars you can spend. An independent owner's representative works entirely for the property owner. On commercial and industrial projects this role is routine; larger owners expect a third party watching the work. On homes it's rare only because homeowners were never told it exists. The value is the same at every scale: a knowledgeable, unbiased set of eyes making sure the job you're paying for is the job that gets done.

The scope flexes to the size of the job — a single water-damaged room looks different from an industrial abatement — but the role is consistent:
- Scope & protocol review — before work starts, we read the remediation plan and flag anything under- or over-scoped for the actual conditions.
- Containment & setup checks — is the work area isolated correctly, with the right controls, before demolition begins?
- Work-in-progress monitoring — we observe the job against the plan and note deviations while they can still be corrected.
- Independent documentation — photos, readings, and written observations at each stage, in a record you keep.
- Independent verification at the end — separate from the contractor's own sign-off, so “done” means something you can stand behind.
- Plain-language translation — we tell you what the contractor's paperwork actually means, in words you can act on.
We oversee the work. We don't do it, and we don't run it.

We do not perform remediation, we do not direct the contractor's crew or their means and methods, and we do not take responsibility for the abatement work itself. How do I know the remediation was done right?
Oversight is strongest as part of a bigger picture. Across the whole life of a mold or water problem, you deserve one advocate who is always on your side of the table — before the work, during it, right after, and long-term. Oversight is the “during”:
Answering “was it done right?” is easiest when someone independent was watching the whole time — not just testing at the end. That's the case for oversight.
