Why mold shows up in Montgomery County
Montgomery County’s long suburban growth left it with unusually varied housing: 1970s ranchers with unfinished basements, 1980s colonials with settled crawl spaces, 1990s houses with complex HVAC systems, and 2000s-era neighborhoods built tight for efficiency, which can trap moisture when it is not properly managed.
The county’s humid climate and dense tree cover create natural moisture pressure. Basements are the usual trouble spot, and finished basements added as renovations are the most vulnerable of all — grading, gutters or a foundation crack lets water in, and the damp air moves upward into the living space. Attics in these neighborhoods often struggle too, holding heat in winter and moisture in summer where ventilation was inadequate at construction or has since become obstructed.

Every air sample comes with an outdoor control
Indoor spore counts cannot be meaningfully interpreted without a contemporaneous outdoor control, because indoor spore populations derive substantially from outdoor air. A report showing indoor counts with no outdoor reference is not defensible. Many firms skip it on screening work to save a sample. We do not, and we never have.
