Storms beginning July 21 dropped up to seven inches of rain on parts of north-central West Virginia in a matter of hours, and a state of emergency was declared for all 55 counties. On August 4, FEMA approved a major disaster declaration for Lewis and Upshur counties, and the state also requested federal assistance for Barbour, Doddridge, Harrison, Pleasants and Ritchie counties. Joint damage assessments in Lewis and Upshur alone counted 33 homes destroyed, 91 with major damage and 235 with minor damage.
If your home took on water, file with your insurer first, then apply for federal help at DisasterAssistance.gov or by calling 1-800-621-3362. Check there for current deadlines.

Why the moisture outlasts the floodwater
Floodwater does not stay where it lands. Drywall and plaster wick water upward well above the high-water line, wall insulation holds it like a sponge, and subfloors, sill plates and framing can stay wet for weeks after the surfaces feel dry to the touch. Crawl spaces and basements that flooded often keep standing moisture in soil and block long after the water is pumped out.
Much of the region’s rebuilding happened fast, and that is understandable — families needed their homes back. But when walls are closed and flooring goes down before the framing behind them has actually dried, the moisture is sealed in. Weeks or months later — often once the heat comes on for the season — is when a musty smell or staining tends to show up. The answer is to measure the building, not guess.
The company that finds the problem should not be the company paid to fix it.
After a flood, many firms offer to test your home and then quote the cleanup themselves. AMOLDBUSTER inspects and advises only — no remediation, no referral fees, ever. We have no stake in how big the job turns out to be, so our findings and our advice stay on your side of the table.
Where an independent inspector fits in flood recovery
- Before walls go back up. We map moisture in framing, subfloors and sheathing with meters and thermal imaging, so you know whether the structure is ready to close in — or where it still is not.
- Before you sign a remediation quote. Our Independent Mold Report Review is a 60-minute video consultation ($475) in which we go through your existing report, lab results and remediation quote, so you know what you are paying for and what to ask.
- While remediation is under way. With remediation oversight, we act as your independent representative and check the work against its written scope.
- After the work is finished. Post-remediation verification documents whether the work met its written objectives. It requires a documented remediation protocol, a baseline record, and no new water event since the work — where those are missing, we will tell you plainly which engagement you need instead.
We also assess flood-affected crawl spaces, rentals, and homes for sale in the affected counties. Buyers should know what the water did before closing.
What you receive
A thorough walkthrough with moisture mapping and, where warranted, air, surface or dust sampling sent to an independent accredited laboratory, with a contemporaneous outdoor control on every air sample. You get a written Field Findings Summary in plain English with photographs: what we found, what it means, and a prioritized plan you can hand to your insurer, your contractor, or your physician. For households with CIRS, MCAS or immune compromise, we offer biotoxin and mycotoxin sampling documented so your healthcare provider can work from it.

What we will and will not say about your home
We do not certify a space. We will not describe any building or room as safe, healthy, or suitable for any person or for any named condition, and we issue no clearance letters or letters of suitability. We describe conditions found and work performed.
We are not insurance adjusters. We do not negotiate or settle claims. Our written findings document conditions in the building, and you decide how to use them.
We are not physicians. We do not diagnose, treat or interpret clinical laboratory results, and we will not state that any environmental finding caused any symptom or condition. Those judgments belong to licensed healthcare professionals.
