Radon: The Invisible Risk Beneath Mid-Atlantic Homes

What radon is
Radon is a naturally occurring radioactive gas produced as uranium in soil and rock breaks down. It's colorless, odorless, and tasteless — you can't sense it — and it seeps up out of the ground and into homes through foundation cracks, sump pits, crawlspaces, and gaps around pipes, where it can build to concentrations far higher than outdoors.
According to the EPA, radon is the number-one cause of lung cancer among non-smokers and the second leading cause overall, responsible for about 21,000 lung cancer deaths in the United States every year. It is a genuine health risk — and an entirely testable one.
The EPA recommends taking action to reduce radon at 4 pCi/L or higher. There's no truly “safe” level, so many professionals also look hard at readings between 2 and 4 pCi/L.
Why radon is common in our region
The Mid-Atlantic is radon country. Much of the uranium-bearing bedrock and limestone that runs through Maryland, Pennsylvania, Virginia, and West Virginia — including formations like the Reading Prong to our north and the limestone valleys of the Eastern Panhandle and Great Valley — places many counties in EPA's highest-risk Radon Zone 1. The same porous, fractured ground that lets moisture wick up into basements and crawlspaces is exactly what lets radon migrate in, too.
Radon and mold enter through the same doorways
This is where radon and our everyday work overlap. Radon and ground moisture use the same pathways — foundation cracks, sump pits, unsealed crawlspaces — and both are shaped by how a house breathes: its ventilation, its air pressure, its HVAC balance. When we're in your basement mapping moisture, the radon question is a natural companion, because the conditions that invite one often invite the other.
How testing works
Radon is measured with either a short-term test (typically 2–7 days, good for a quick screen or a real-estate timeline) or a long-term test (90+ days, a truer picture of year-round exposure). If a home comes back at or above the action level, the fix is radon mitigation — usually a sub-slab depressurization system installed by a licensed radon mitigation contractor. Testing and mitigation are two separate trades, and keeping them separate is exactly the kind of independence we believe in.
We'll be straight with you: we don't perform radon measurement yet. Our focus is mold, moisture, and biotoxin assessment. Our founder is completing NRPP/NRSB radon measurement certification so we can offer radon testing directly — independently, with no mitigation to sell, the same way we handle everything else.
