What thermal imaging reveals
Wet building materials, air leaks, and missing insulation change the surface temperature of a wall, ceiling, or floor. An infrared camera reads those temperature differences and shows us patterns the naked eye can't — a cool plume where water is evaporating behind drywall, a cold draft tracking around a window, a gap where insulation has settled. It lets us look in the right places without opening up your home.
Used well, it turns a moisture inspection from guesswork into something targeted — so testing and any repairs go exactly where the problem is.
We'll be straight about what this tool does: it detects surface-temperature and moisture anomalies that point us to a problem. We always confirm with a moisture meter and, where warranted, sampling. Any inspector who tells you a thermal camera “finds mold” through a wall is overselling it.
What we look for
Hidden moisture & water intrusion
The anchor use. We map cool, damp signatures behind walls, under floors, and above ceilings, then confirm with a moisture meter — catching leaks and intrusion before they become visible staining or hidden mold.
Building-envelope air leakage & drafts
Gaps and cracks where outside air tracks in don't just make a home uncomfortable — they carry humidity to cold surfaces where it condenses. We trace those leakage paths as moisture and IAQ risks.
Missing, settled, or wet insulation
Voids and compressed insulation create cold zones where condensation collects. Wet insulation stays wet and feeds mold. Thermal imaging shows exactly where the gaps are.
HVAC-related condensation
Sweating ducts, condensate leaks, and uninsulated lines are quiet, recurring moisture sources. We look at how your system is wetting the spaces around it — a moisture question, not an efficiency audit.
Condensation & cold-spot (thermal bridging)
Some surfaces run cold enough to condense moisture again and again — the recurring damp corner that keeps growing mold. We find those cold spots and explain why they happen.
Roof & ceiling leak surveys
